New Affordable Housing Proposed for Nodine Hill

The Yonkers Planning Board has received a proposal by the Stagg Group to erect a 12 story tower of affordable apartments in Nodine Hill.

The new tower will be built near Fillmore St. and Yonkers ave. encompassing numerous existing lots. The tower will be home to 156 total apartments – 69 studios, 66 one-bedroom, and 21 two-bedroom units. There will be a total of 215 parking spaces across three basement levels.

The developer, Stagg Group, will be operating under the 94 Yonkers Avenue LLC in their continued work to build affordable housing across the region. Similar affordable housing developments have been completed or are underway in the Bronx and New Rochelle.

“The market is oversaturated with out-of-touch rents […] We feel there’s a huge demand for affordability and quite frankly a responsibility I feel that has to be met.”

Mark Stagg – CEO and Founder of the Stagg Group

The need for more affordable housing is being felt across the entirety of New York state. Various strategies such altering affordable housing ordinances and rezoning single family neighborhoods have been proposed. These have been met with great pushback by some residents and politicians. All the while the hesitation to these proposals come in the face of rapid development of luxury apartment buildings along the Hudson river waterfront.

The plans for this new apartment tower are still in the initial phases with an estimated cost of $20 million. We will keep track of this story and report on any subsequent developments such as approvals and ground-breakings.
