Ludlow Developer Scales Back Plans

In 2017, the City of Yonkers approved the sale of 150 Downing Street to Ginsburg Development Companies (GDC). That site was originally planned to hold 520 apartments across two towers called, “Ludlow Point.” After years in limbo, GDC has come back to the city with a revised proposal to start construction on just one of the towers.

The proposed building is named, Bridgewater North Apartments. The remaining building will be similarly named, “South Building.” But that South Building is paused due to a required redesign resulting from prohibitive utilities underneath the site.

“We will address the additional units in Phase Two, which is now a building that we have to redesign, which we have not started yet and that building will not be built until a couple of years down the road”

Furthering on this plan’s revisions, the original design of the North building has changed as well. The initial 11 stories over three levels of parking has been reduced to seven stories over two. The newly proposed design will contain a total of 208 apartment units. There will be 229 parking spaces. After completion, the building will employ five full-time and four part-time workers.

Beyond the first apartment tower hopefully underway soon, and the second tower to-be-determined, numerous shared spaces in the area were also promised in the original agreement. Notable of these was the revival of Anthony O’Boyle Memorial Park which GDC stated that, “our intention there is really to upgrade and improve what is there.” Enhaced green spaces and a pedestrian walkway from the park to the Metro-North train station were also proposed.

The Yonkers Planning Board meeting will be held on January 11th where GDC is expected to respond to questions.
